The subject site is owned by the Marvin R. Blumberg Company and is located north of Toledo Terrace and immediately south of Northwestern High School, within the Prince George’s Plaza Transit District Overlay Zone. The applicant is proposing development of the site as 343-fee-simple attached ‘townhouse’ units, with a variety of sizes available. The applicant has designed the ‘public’ infrastructure to comply with public standards, as it is their intention to publicly dedicate all roadways within the development to the City of Hyattsville. All roads within the development are at least 20-feet in width, the minimum the City will accept into our system. Assuming the City Council accepts the roadways, the City would be responsible for providing sanitation services, as well as for parking management and road maintenance and repair. Next Steps: The applicant is preparing a Detailed Site Plan (DSP) application to be considered by the City and the M-NCPPC Planning Board. The staff anticipates that the proposed development will be on ‘Discussion’ in December 2017. At
this time, the subdivision application has not been accepted by M-NCPPC, though it is anticipated to be accepted in late November 2017. Fiscal Impact: N/A City Administrator Comments: Recommend support. Community Engagement: The applicant is scheduled to meet with the Planning Committee on November 21, 2017. Staff will include the comments from the Planning Committee in its summary report to the City Council.
