Notes: Please note that no details have been provided for the required landscaped area to be provided at the front; therefore, applicant shall ensure that where the driveway is provided in the front yard, all other portions of the front yard shall be a landscaped area. Otherwise, further variances may be required. Be advised that the submitted elevations do not show height from grade as defined; therefore, further variances may be required.

A minimum of 1.6 m landscaped strip which includes a pedestrian path, signs and light poles shall be provided along Upper James Street road allowance instead of the minimum required 3.0 m in width landscaped strip; 5. A minimum of 1.6 m landscaped area which includes a pedestrian path, signs and light poles shall be provided along Upper James Street road allowance instead of the requirement in the By-Law which states that a landscaped area having a minimum average width of 2.0m, but not less than 1.0 m in width, shall be provided and maintained along the entire street line of the lot, except for the area used for access driveways; 6. A minimum of 82 parking spaces shall be provided on the entire site instead of the minimum required 193 parking spaces; 7. A minimum parking space length of 5.2 m shall be maintain for the 8 parking spaces immediately north of the existing building instead of the minimum parking space length of 6.0 m; 8. A minimum of one (1) loading space having a minimum of 3.7 m (w) x 31.7 m (I) shall be provided on site instead of the minimum required 2 loading spaces per building; 12. NOTES: 1. A further variance will be required if the cam per trailer is a vehicle fo r which the permit fee under the Highway Traffic A ct is based on the w eight o f the vehicle and load, in excess o f 4.0 tonnes. 2. A further variance will be required if more than eight (8) habitable rooms are contained within the existing single fam ily dwelling.

Notes: The zoning By-law permits a maximum height of 3 storeys/14.0m. The height dimension was not shown from grade as defined on the elevation plans. The applicant shall ensure that compliance is achieved; otherwise, further variances shall be required. Please note, if more than two (2) parking spaces are proposed within the private garage, additional variance shall be required. Insufficient details were provided to confirm compliance. The zoning By-law permits a maximum height of 4.0m for an accessory building. The height dimension was not provided from grade as defined on the elevation plan. The applicant shall ensure that compliance is achieved; otherwise, further variances shall be required. If the requested 0.0m southerly side yard variance is approved, an eave/gutter may be as close as 0.0m to the southerly side lot line.
