A minimum front yard landscaped area o f 49% shall be provided instead o f the minimum required landscaped area o f 50% o f the front yard Notes: The applicant requested a variance fo r an eave encroachm ent; however, it is not required. The By-law permits an eave/gutter to project a maximum o f one half o f a side yard or 1.0m w hichever is the lesser amount. If the requested variance #1 is approved, an eave/gutter may be located as close as 0.2m from the westerly side lot line. Based on the plan provided the required 0 .2 m setback is achieved.
